PHN Launches Revitalization of the Wilanów Housing Estate

Polski Holding Nieruchomościis embarking on an innovative modernization of the Wilanów Housing Estate, combining the original architecture from the 1980s with modern technological and ecological solutions. The first stage of the revitalization will include the construction of about 90 comfortable apartments in four buildings, while maintaining the estate’s unique character and its extensive shared infrastructure.

The initial phase will cover the renovation of four buildings located at the intersection of Lentza Street and Królowej Marysieńki Street – two taller and two two-storey buildings. The modernization will preserve the existing urban scale, while the buildings will feature elevators and additional balconies. The rooftops will incorporate photovoltaic installations and green terraces. The surrounding area will be divided into three zones: private gardens, meadows and an open space with a playground and benches.

“Our goal is to demonstrate that the revitalization of large-panel housing estates can be carried out with respect for the original architecture, while introducing modern and comfortable solutions. We strive for this project to serve as a model example of proceeding with this type of construction. The first phase will feature apartments with enlarged windows, new prefabricated balconies and elevators designed to preserve the character of the buildings. We are also adding green terraces and photovoltaic installations, and the common areas will be fully adapted to the contemporary needs of the residents," said Wiesław Malicki, President of the Management Board of Polski Holding Nieruchomości S.A.

The application for a building permit is scheduled to be submitted by the end of 2025. According to the approved schedule, the permit is expected to be granted by mid-2026, with the entire modernization process taking at least 18 months.

“Following technical studies of the buildings included in the first stage, we are confident that we will be able to preserve the 1980s layout of the estate and reinterpret it wisely. We are taking advantage of the estate’s distinctive open space and enriching it with modern solutions. We will apply innovative technical solutions allowing the addition of balconies, which can also be used in other large-panel housing estates in Poland," said Jacek Krawczykowski, Vice President – Member of the Management Board for Investments of Polski Holding Nieruchomości S.A.

The Wilanów Housing Estate revitalization project is part of PHN's "New Start" strategy for 2025–2030, which aims, among other things, to enhance the quality of the existing housing stock and create new functional spaces.
