PHN Expands its Sustainable Investment Portfolio with the VENA Building

Polski Holding Nieruchomości has confirmed that the VENA office building in Warsaw complies with the requirements of the European Union Taxonomy for the activity “Acquisition and ownership of buildings.” This marks another step in the consistent implementation of PHN Group’s sustainable development strategy and reaffirms the high quality of the assets in its portfolio.

Achieving compliance with the EU Taxonomy strengthens the VENA building’s competitiveness and enhances its appeal to tenants and financial institutions, for whom compliance with European sustainability standards is an increasingly important factor in asset evaluation. The analysis conducted confirmed that the property complies with the requirements of the EU Taxonomy for the activity “Acquisition and ownership of buildings” in terms of a significant contribution being made to the environmental objective of climate change mitigation, as well as compliance with the “Do No Significant Harm” (DNSH) principle.

Confirmation that the VENA building complies with the EU Taxonomy comes as yet another step in the implementation of our ESG strategy and as proof that the PHN Group’s investments meet the growing expectations of the market, tenants, and financial institutions. It is also an important part of building long-term value in our real estate portfolio," said Jacek Krawczykowski, Vice President of the Management Board for Investments at Polski Holding Nieruchomości S.A.

One of the elements of the evaluation was a review of the building’s energy performance—the primary energy demand (EP) index is 105.40 kWh/(sqm·year), which confirms that the building meets the criterion for being included among the top 15% of the most energy-efficient reference buildings. The facility is equipped with highly efficient cooling systems, building automation, and an energy monitoring system that supports effective energy consumption management.

The building’s design also maximised exposure to natural light, incorporated glazing with an appropriate solar energy transmittance coefficient, implemented measures to reduce water consumption, and ensured a range of solutions to enhance the building’s resilience to identified climate risks. As part of the assessment, 27 physical climate hazards were analysed, demonstrating that the design and technical solutions implemented ensure an adequate level of resilience for the facility under both current and projected climate conditions. The building was designed and constructed in accordance with the requirements of the BREEAM certification system and the standards of the “Barrier-Free Facility” programme, which aims to improve accessibility for people with disabilities.

The VENA building is the second property in the PHN Group’s portfolio—after the SKYSAWA complex—to have its compliance with the EU Taxonomy confirmed. For tenants, this means the opportunity to use office space that meets high environmental standards.

The European Union Taxonomy is a standard verified as part of sustainability reporting under the Corporate Sustainability Reporting Directive (CSRD) and is one of the indicators reported by financial institutions. The market share of buildings that comply with the requirements of the EU Taxonomy is steadily increasing; however, only a small percentage of properties currently meet the criteria of the European Commission’s standard.

Assessment of compliance with the EU Taxonomy is part of PHN’s efforts to improve the environmental performance of its assets and to support the real estate market’s transition towards sustainable development. The Group is gradually implementing solutions that reduce the environmental impact of its properties while increasing their appeal to tenants and investors.
