PHN begins the development of the third stage of the Młoda Białołęka Housing Estate

Polski Holding Nieruchomości S.A. has signed a contract for the third and final stage of the Młoda Białołęka residential project on Geodezyjna Street in Warsaw. PHN Group company Chemobudowa Kraków will be the general contractor of the project. The new development will include 174 apartments and construction is scheduled for completion in the fourth quarter of 2027.

The project is located on Geodezyjna Street, between Trasa Toruńska and Głębocka Street, in Warsaw’s Białołęka district. The estate is very popular with customers thanks to its good transport links to the center of Warsaw.

The third stage of the Młoda Białołęka Housing Estate will include six buildings with four overground stories and one underground story. A total of 174 functional apartments with varied layouts are planned to suit the needs of families, couples and singles. The offer will include one-, two- and three-room units with surface areas ranging from about 30 to nearly 70 sqm.

All apartments have been designed with open-plan kitchens and very spacious balconies and terraces as a distinguishing characteristic and flagship feature of the estate. An above-average room height of 2.9 meters and large glazing will provide excellent interior lighting. Ground floor apartments will feature private gardens.

The timetable for the investment calls for completion within 19 months from the handover of the construction site to the general contractor. Sales of the apartments are scheduled to start in the second quarter of this year.

Chemobudowa Kraków, a PHN Group company, is responsible for the development. As one of the most experienced construction companies in Poland, it has carried out a wide range of projects, from infrastructure investments to residential developments, also within the PHN Group.

Residents will have 154 parking spaces in the underground garage at their disposal, along with 24 above-ground spaces on the estate. In addition, 28 public parking spaces for visitors are planned along the access road to the development. The estate will also offer 153 storage units for residents to choose from. The buildings will be equipped with bicycle parking racks and storage facilities.

The new stage will fit coherently into the urban layout of the entire development. Residents will have access to carefully designed common areas and recreational infrastructure, including publicly accessible playgrounds and recreation areas created as part of the previous stages of the development.

The project incorporates numerous environmentally friendly solutions. Trees, shrubs and ornamental grasses are planned to be planted within the grounds, improving the microclimate and aesthetics of the space. Rainwater, collected in retention tanks, will be used to water the greenery, and a system of infiltration boxes will allow rainwater to be evenly distributed. The installation of birdhouses on the roofs of the buildings is planned, as well as infrastructure to enable future photovoltaic panels to be mounted to supply power to the common areas.
